JOB SUMMARY

 

The Project Controller - Construction and Special Projects will report directly to the Project Management Office (PMO) Program Director and provide support to the Project Managers (PMs) to monitor and control the design and construction of large capital projects and special projects. This role requires managing budgets, schedules, and Quality Assurance/Control (QA/QC) for multiple projects. The deliverables produced by the Project Controller will be used by the Project Managers in support of the projects, and executives including the Program Manager, Project Sponsor, and major Project Stakeholders. Effectively communicate with the Program Director, Project Managers, field staff, technical staff, contractors, sub-contractors, government officials and internal customers.   The position requires considerable judgment and latitude in performing job duties and is expected to function in a highly effective manner with minimal supervision. The responsibilities of the Project Controller with the assistance of other team members include but are not limited to:

 

ESSENTIAL RESPONSIBILITIES AND SKILLS

  • Monitor day-to-day work on projects with input from field staff during each phase of construction.   Make recommendations regarding status of work to the PMs.
  • Work with all team members to communicate needs and training with the intent to build a highly effective and efficient project management team to support our continued outstanding growth.
  • Attend and actively participate in OAC meetings with contractors, agencies, internal and external organizations to obtain feedback on performance and effectiveness.
  • Develop strong relationships internally and externally to ensure project excellence.
  • Ability to handle numerous projects simultaneously.
  • Regularly review project schedules, analyze, and monitor construction progress to determine impacts to schedule and budget, and provide feedback to PMs and the Program Manager.
  • Produce and manage Budget, Schedule, and QA/QC deliverables (Field QA/QC and program QA/QC).
  • Manage Document Retention for each project.
  • Forecast Budget and Schedule performance with Earned Value Management (EVM).
  • Produce Project Dashboards for each project.
  • Report Issues (Risks) and manage Risk Registers.
  • Manage Change Orders (including Scope, Schedule, and Budget).
  • Manage and distribute to the appropriate individuals Requests for Information (RFIs), Shop Drawings and Submittals. Maintain RFI, Shop Drawings, and Submittal registers.
  • Coordinate Legal Documents and Approvals.
  • Manage Performance and Payment Bonds.
  • Coordinate Punch-lists with Jobsite Superintendents.
  • Produce Close-out Documents.
  • Review Pay Applications.
  • Manage Incentives.
  • Various other duties as assigned.

 

Requirements

EDUCATION AND EXPERIENCE

  • Associates Degree or Higher in Construction Management is preferred.
  • Project Management Professional (PMP) certification or Certified Associate in Project Management (CAPM) preferred but not required.
  • Minimum of five (5) years of construction supervisory and project controls experience.
  • Understanding of Schedule Critical Path Method (CPM), predecessor and successor relationships, resource loading, and updates.
  • Advanced training in one or more trades within the commercial building industry strongly preferred.
  • While not required a general contractors license would be a plus.
  • Technically astute and strategic in thinking.
  • Strong interpersonal skills along with excellent written and verbal communications is a must. Ability to produce executive level deliverables for project performance.
  • Ability to focus on details as required, and can work well within a deadline driven environment
  • Proficient in MS Word, Excel, Power Point, Publisher, and Teams is a must.  
  • Good understanding of other project management software such as MS Project, Plan Grid, Procore, Revit, CAD, Bluebeam, and others is highly desirable.
  • Good understanding of AIA documents and other tools associated with construction projects.
  • Ability to explain complex issues to others in a manner easily understood by associates in the industry, customers with limited knowledge of construction processes or terminology, supervisory staff, and tradesmen.
  • Excellent problem/conflict resolution skills, ability to handle and diffuse difficult situations and customer concerns in a professional manner.
  • Must have a valid SC driver license with clear driving record.

 

 

OTHER REQUIREMENTS

  • Use personal computer of to 5 hours per day.
  • Use telephone and email to effectively communicate throughout the day.
  • Visit projects daily.
  • Ability to travel as needed.
