Project Manager

Position Description

Under general direction, responsible for the profitable execution of assigned Health Care Facilities Complex Projects. Works with Owner and contractor sales managers and branch installation manager and teams as needed to provide sales support activities early in the TAS and development process to provide input on strategy, vendor / partner’s selection, scope enhancements, value engineering, risk assessment etc. as needed. Ensures that assigned projects are done accurately, on-time, billed, within budget and within scope of the contract. Maintains positive cash flow. Actively pursues opportunities through the change order process. Ensures work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics and focus on customer service.

Ensures that Argo staff and subcontractors adhere to all safety standards. Responsible for following consistent and repeatable project management procedures and processes. Maintains an effective balance between customer satisfaction and project financial results. The following responsibilities are included, but not limited to:

Acts as the primary internal leader for execution teams on assigned projects. Will interface with and provide direction to various teams (internal & external) as needed to successfully execute the project. Develops project schedules and executes according to plan for assigned projects.

Supports the Healthcare Team in evaluating the contractual scope of work and the impact of client issued bulletins, field directives and / or scheduling changes. Performs associated cost estimates, prepares proposals and negotiates final settlement price and customer acceptance.

Job Responsibilities

• Plans, directs, and coordinates activities of projects to ensure that goals/objectives are accomplished within the prescribed time frame and funding parameters.
• Develops and reviews project schedules, cost estimation, bill of materials, budgets, scope of work, standards and quotes from suppliers.
• Closely monitors and controls projects to maintain the highest levels of Safety at all times.
• Manages all parties involved (internal and external) and ensures professional project management from system design through construction and close-out phases (final customer acceptance). Manages company internal resources as well as subcontractors.
• Facilitates the resolution of any conflict or project related issues.
• Reviews and interprets contract Terms and Conditions.
• Analyzes financial reporting systems and project schedules to proactively address potential problems. Effectively communicates project progress, issues/risk and financial status to management as required.
• Manages risks and establishes project recovery plans when required. Resolves disputes with minimal need for escalation.
• Negotiates and prepares subcontracts.
• Ensures project document controls are in compliance with contract requirements and JOC standards.
• Oversees project construction for compliance with specifications, local codes and installation techniques.
• Manages the selection, ordering, and delivery schedule of materials schedule for the projects assigned, adequately ensuring manufacturing lead time is properly accounted for and managed.
• Develops and maintains viable long-term relationships with customers, consultants, prime contractors and subcontractors. Attends job progress meetings as required. Ensures subcontractors understand the expectations of the project.
• Assists Area Management Team and / or sales in project development efforts.
• For select bundled projects, may self-perform cost estimating, project scheduling and project management of assigned projects.

Qualifications

• Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture or an Associate’s Degree with equivalent work related experience and minimum of 10 years of direct project management experience in the Building Construction Industry preferred.
• Experience in dealing with a large and diverse number of simultaneous challenges, requiring knowledge of many different disciplines.
• Able to execute projects of higher project and contract complexity. (Multiple subcontractors and multiple scopes of work)
• Experience in dealing with a large and diverse number of problems, often simultaneously.
• Demonstrated Project Management skills and/or PMP Certification.
• Excellent understanding of construction documents and processes.
• Expertise in construction methodology and the associated financial aspects.
• Demonstrated thorough understanding of cost estimating and budget projections.
• Ability to review schematic drawings and understand mechanical, electrical, plumbing and architectural plans and specifications.
• Management experience with projects related to the Healthcare Industry.
• Demonstrated verbal and written communication skills. Able to effectively communicate with all project constituent groups.
• Must have the ability to communicate technical material to a non-technical audience.
• Strong understanding and knowledge of Project Management software and financial accounting systems.
• Strong Personal Computer working capabilities in MS Office (excel, word, power point, project), Adobe Writer, Visio, and basic Windows environment.
• Able to travel as needed from the project main office located in Silo Point, Baltimore. Travel will vary on individual project assignment. The branches and associated geographies this individual will need to support includes the Mid-Atlantic region of the U.S. (Maryland, Washington, D.C., Virginia). Projects may exist outside of assigned geography.
• All candidates must have the ability to professionally speak, read and write English.

Preferred

• Familiarity with E-Builder and RSMeans format (client environment)
• Experience in the Tenant Improvement construction sector
• Management experience with projects related to Healthcare building facilities
• Project Management Professional (PMP) certification preferred.
• OSHA 30 Certified
• Expectation that PMI/PMP (Project Management Institute, Project Management Professional) certification will be obtained within 2 years of employment in the position.
• Microsoft Project, P-6 Primavera scheduling software
